The cabinet and the mobile app now open with a feed instead of a showcase of sections. It gathers everything that needs your attention today and everything GREM can offer you.
What is in the feed
- Today — leads waiting for a reply with the time on the clock, viewings and calls for the day, overdue tasks.
- Clients — new requests, messages, missed contacts.
- My listings — views, favourites, price and status changes.
- Market — price drops, new listings and closed deals in your city. Investors also see "sold in N days", listings with a yield above 8 % and new complexes; investors and buyers see a "Market of the city" card with demand, supply and the median price per square metre (a median of active listings, not a price index).
- Opportunities — offers from GREM: a client from the pool that matches your profile, a buyer for your listing, a listing under a GREM mandate, a buyer found by GREM.
The order depends on the role you are working as: I work as in the header switches between broker, agency, seller, developer, investor and buyer. Menus and tabs follow the role too.
What an opportunity is
An opportunity is a card you can take or pass. Swipe right (or press Take it) opens the cooperation terms: the type of offer, what you get, what you undertake, the fee and the deadline. Nothing is accepted until you tick the box and press Accept. Every acceptance is recorded with the version of the terms, the time and the device.
| Type | What you get | Fee |
|---|---|---|
| Client from the pool | Contact details of a client whose request matches your profile | none |
| Buyer for your listing | Contact details of a buyer matching your listing | none |
| GREM Mandate | A listing the seller entrusted to GREM, with your share of the commission | the platform commission split, as in any Split Commission agreement |
| GREM Generated Buyer | A buyer found and qualified by GREM (AI-assisted) | 10 % of the commission you actually receive, only on a closed deal, within the protection period |
After you accept a client, you undertake to contact them within 60 minutes and keep the CRM status up to date. If no contact is recorded within 24 hours, the lead returns to the pool. "Not mine" with a reason and "Later" (24 hours) are always available.
Mandates
Sellers can entrust the sale to GREM from the property page (Mandate tab) or from the public site. GREM assigns a verified specialist; the specialist works under a commission agreement with the platform. Specialists can also confirm their own mandate with a document or permit number — the listing then gets the Mandate confirmed badge and ranks higher in the catalog.
Where the badges come from
Listings are grouped by the physical property. A listing confirmed by the owner gets the "confirmed by the owner" badge; a listing under an active mandate gets "mandate confirmed". Duplicates of the same property are shown as "N more offers" on one card.
Privacy
Contact details of a client are shown only after you accept the opportunity. Buyers from public forms explicitly agree that their contact is passed to a specialist and that a GREM AI assistant may ask clarifying questions; the assistant always introduces itself as an assistant.
