The public GREM Capital website now includes a suite of real estate calculators. All calculations run locally in your browser, so the values you enter are never sent anywhere.
What is available
The calculators live at grem.capital/tools. The first release includes four tools:
Mortgage calculator
Estimates monthly payments, total interest, and the loan amount. Supports USD, EUR, AED, GBP, TRY, AZN, and UAH.
Rental yield calculator
Shows gross yield, net yield (cap rate), net operating income, and the payback period. Takes vacancy rate and annual operating expenses into account.
Buy vs Rent
Compares the total cost of buying and renting over a chosen horizon. The model considers the down payment, mortgage, property appreciation, ongoing ownership costs, and rent growth.
Currency converter
Quick FX for property transactions across USD, EUR, GBP, AED, AZN, and UAH. Market rates load automatically, and you can override them with your bank's rate.
Why we built this
Buyers, sellers, and brokers kept asking for quick sanity checks before filling in a smart request or contacting a seller. The calculators give a first approximation in one screen, without signup, and without sending the numbers to any server.
