Who pays what
GREM is free for owners, buyers and tenants. Brokers and agencies pay a monthly plan with no minimum term; it can be cancelled at the end of any month.
What differs from the international version:
- Prices in euros. Brokers and agencies see net prices plus VAT (zzgl. MwSt.), owners see final prices including VAT (inkl. MwSt.)
- No wallet. There is no balance and no top-up in US dollars. The plan, contacts and extra credits are charged in euros: on the monthly invoice or by card
- Contacts at a fixed fee. For every contact from an owner or a buyer you pay a fixed amount that you see before you accept
- For businesses only. The broker plans are intended exclusively for businesses within the meaning of § 14 BGB. A licence under § 34c GewO is required; we check it
Plans for brokers and agencies
Each plan includes places for listings online and monthly credits for AI tools. One agency plan covers every member of the agency.

Net prices are per month plus 19% VAT.

- Professional - for active brokers with a growing portfolio
- Office - for brokerage offices and small teams; contacts and credit packs are 15 percent cheaper
- Network - for networks and large agencies; contacts and credit packs are 25 percent cheaper

First months at a reduced price
First 3 months 50% off. During this time you pay per month (net):

The introductory price is granted once. After the first months the regular price of the plan applies.
Credits
Credits pay for AI tools such as videos, avatar videos, 3D tours and dubbing. Each action costs a set number of credits. If there are not enough, the tool tells you how many are needed and how many you have left.
- Monthly credits come with the plan every billing month. Unused ones carry over for a limited time and then expire. If you cancel the plan, the monthly credits expire too
- Purchased credits stay valid for a fixed period after the purchase, even if the plan is cancelled. You can spend credits only while a German plan is active (your own or your agency's)
- Credits are spent in this order: carried over first, then this month's, then purchased ones

Contacts
Owners and buyers choose a broker on GREM themselves. You see the request and decide whether to accept the contact. Before accepting you see the property type, the city, the contact category and its price, but not the name and phone number.

How a contact is charged:
- You pay only when you press accept. The price is fixed at that moment
- If you decline or let the request expire, you pay nothing
- A repeat contact with the same person is not charged again: for an owner, about the same property; for a buyer or a tenant, within a set period
- The amount goes on the monthly invoice or is paid by card right away (for example above your postpaid limit)
Get in touch with the owner through GREM (a call from the account or a message in the GREM chat). A call from your own phone is not visible to the system: the contact counts as paid and is not refunded.
For owners
Free: list your property, get an AI valuation, compare brokers and choose one yourself. Optional, once per property:

Prices are final, incl. 19% VAT. Payment is by card only. If you already have the GREM Package, the upgrade to Premium costs €200.00.
As a consumer you have a right of withdrawal: in the account press Vertrag widerrufen (withdraw from the contract). If nothing from the package has been used yet, the full amount is returned; otherwise the amount for what has already been done is deducted. Details: Right of withdrawal.
