Contracts: The Commission Split Agreement

The contracts section in the cabinet

Why it exists

A commission split agreement is the basis for sharing a commission with another specialist: they bring the buyer, and the reward is divided on the terms you wrote into the agreement.

Without an active agreement there is no basis for splitting a commission, so other brokers will not take such a property on.

The section is in the cabinet under CRM > Contracts. It has two tabs: Mine for the agreements you drew up, and Assigned to me for the agreements where you are the specialist working the property. An empty list is not a fault: an agreement is drawn up for a specific property, not on its own.

How to draw one up

Open your property

The agreement starts from a property or complex card. The empty contracts list offers Go to my properties and Go to my complexes.

Fill in the form in Latin script

The form asks for the property details, the parties (owner or broker), the commission percentage and the payment terms. Every field is filled in Latin characters - the agreement is drawn up in English, and Cyrillic will not pass validation.

Attach the documents

Signing as the owner of the property: a scan of your passport and the ownership document. Signing as a broker for a residential complex: your agency agreement with the developer.

Sign electronically

At the bottom of the form, agree to the terms and sign with the mouse or your finger directly on the signature canvas. The signature, your IP address and the time are stored as evidence - no stamps or scans needed.

Wait for the review

The GREM team checks the agreement and the attached documents. It usually takes up to 72 hours; the result arrives by email.

What an active agreement gives you

  • A basis for splitting the commission with the specialist who brings the buyer.
  • Every lead from them is recorded in your CRM.
  • When a deal closes, the commission is split between the parties automatically, on the agreement's terms.
  • Network mode can be switched on, and GREM then offers the property to specialists of the network.

The seven states

Network mode: the property in the GREM network

Network mode is not a separate document and not a separate section of the cabinet. It is a property of the commission split agreement itself: it is switched on from the agreement's own tab, and it is switched off there too.

What the agreement records when network mode is on: the kind of placement, the rule for dividing the specialists' share, whether another specialist may bring the buyer, exclusivity, an end date, your consent and, later, the specialist assigned to the property.

The cabinet no longer has a separate Mandates section. What used to be there is now on the agreement's tab and in CRM > Contracts, in the Mine and Assigned to me tabs.

How to switch it on

Open the agreement

Network mode is switched on by the owner of the agreement, from the agreement's tab on the property.

Read the terms and consent

The terms of the network placement open in full. You confirm them with a tick and a press - the consent, its version and the time are recorded on the agreement.

Sign the addendum, if you are the seller

A seller signs a short addendum on top of the consent. Nothing else is signed, and no separate document appears.

Who works the property

GREM offers the property to verified specialists of the network as an opportunity. The first to accept becomes the assigned executor and has 60 minutes to contact you.

Until somebody accepts, nobody is assigned: the property is in the network, waiting for a specialist.

If the specialist goes quiet

If no contact is recorded in the CRM within 24 hours, the specialist is unassigned automatically and the property is offered to the next candidates in the network. If the owner reports no activity on the property for 14 days, the property can be reassigned to another specialist: the terms treat this as a right, not as something that happens automatically. The agreement itself is not touched by that: it stays in force, with a new executor.

What it costs you

The commission stated in your agreement does not change when network mode is on, and you pay nothing on top of it. Settlements with the specialists are made by GREM.

When another specialist brings the buyer

The executor's share is then divided by the rule recorded in the agreement at the moment it entered the network - by default 50/50, half and half. The rule is set per country and property type, and the copy written into the agreement is the one that applies, so a later change does not move the ground under an agreement already in the network.

A specialist is shown their own share of the commission and nothing else. The platform's share is not part of what a specialist sees, on any card and in any list.

How to switch it off

Network mode is switched off from the same tab, at any time. The property stops being offered to specialists of the network.

Obligations that have already arisen are not affected: work already done and a deal already under way are settled on the terms that were in force at the time.

Rentals cannot enter the network yet: the commission split agreement does not support them.

Confirming your own authority over a listing

This is a different thing from network mode, and it suits a broker who already has a signed agreement with the seller.

You will need the signed document (PDF, JPEG or PNG) or a permit number. GREM checks them within a working day and sends a notification. After the check the listing earns the Authority confirmed badge, and the buyer can see the property is handled by someone entitled to sell it.

Confirming your authority states who is entitled to sell the property. It does not offer the property to the specialists of the network - only network mode on the agreement does that.

While the check is under way the badge has not appeared on the listing yet.

Templates

The in-cabinet contract help holds ready templates: with a developer, with a broker and with an owner. Translations are provided alongside them - the English template stays the legally binding one, the translation is there to be understood.

Common questions

Does network mode cost the owner anything?

No. The commission written in the agreement stays as it is, and there is nothing extra to pay. Settlements with the specialists are made by GREM out of that commission.

Who works my property once network mode is on?

A verified specialist of the GREM network. The property is offered to them; the first to accept becomes the assigned executor and has 60 minutes to contact you.

What if the assigned specialist goes quiet?

If no contact is recorded in the CRM within 24 hours, the specialist is unassigned automatically and the property is offered to the next candidates. If the owner reports no activity on the property for 14 days, the property can be reassigned to another specialist: the terms treat this as a right, not as an automatic event. The agreement itself stays in force.

Why would a broker confirm their authority over a listing?

A confirmed listing carries the «Authority confirmed» badge, so a buyer can see it is handled by someone entitled to sell it. It is a separate thing from network mode.

Can a rental be put into the network?

Not yet. The commission split agreement does not support rentals, so a rental cannot be handed to the network.
