What It Is
AI Property Valuation determines the market value of a property based on its specifications, location, photos, and current market data. Two valuation types are available: full report and express estimate.
The tool belongs to the valuation family: the switch at the top of the page leads to rent valuation and the appraisal report check.
Valuation Types
Full Report (Full Appraisal)
A detailed 50+ page document with in-depth analysis:
- Valuation with justification
- Analysis of comparable properties on the market
- Assessment of property condition and features
- Factors affecting value
- Recommendations for increasing value
- Confidence indicator: high, medium, low, very low
- Download result as PDF
A full report requires filling out a form with 33+ parameters: property type, area, floor, condition, year built, infrastructure, photos, and more.
Express Estimate
A quick approximate price check right inside the listing card:
- The data is taken from the listing itself: type, area, rooms, floor, location
- Get an approximate value and price range
- If the listing already has a price, you see whether it falls inside the range or outside it
- Ideal for a quick check before a full analysis
The express estimate provides an approximate result. Use the full report for making decisions.
How to Use
Full Report
- Go to AI Tools > Valuation in the dashboard and make sure the switch is set to Sale value
- On the New valuation tab, fill in the form with property specifications
- Upload photos
- Click "Evaluate"
- Wait for the analysis to complete
- Review the result or download the PDF from the Ready Reports tab
Express Estimate
- Open your listing in the Real estate section
- Press Check price in the price block
- Get an approximate value and price range
The same block is available while adding a listing: the price can be checked before publishing.
Repeat Valuation
You can repeat the valuation for the same property if you've updated the data or want to check how the value has changed over time. All previous reports are stored in the list.

Valuation is available in 6 currencies:

Exchange rates are updated automatically every hour.
Limits
The number of valuations per month depends on your plan: the quota for the current month is shown on the plans page in the dashboard.
Once the monthly quota is used up, valuations keep working on a pay-as-you-go basis from your wallet: $1.50 for a full report and $0.50 for an express price check.

Pricing
While your monthly plan quota lasts, valuations are not charged separately. Beyond the quota, funds are deducted from your GREM wallet balance: $1.50 for a full report and $0.50 for an express price check. More details: pricing plans.
AI valuation does not replace an official expert appraisal. Use the results as a guide for decision-making.
