What it is
You upload an appraisal report written by another appraiser and receive a conclusion: what exactly was checked, which discrepancies were found and what to do about them. Every finding comes with a quote from the document and a page number.
The tool belongs to the valuation family together with property appraisal and rent valuation. The switch between them sits at the top of the page.

How to use it
Open the tool
AI Tools > Valuation, the Report check switch.
Upload the document
PDF, DOCX, DOC or RTF, up to 40 MB. Choose the currency the value should be compared in.
Confirm the recognised data
The tool shows what it read from the report: country, city, address, area, number of rooms, value, currency, valuation and report dates, property type and area unit. Correct anything read wrongly and press Data is correct, run the check.
Wait for the conclusion
The check goes through several stages: reading the document, recognising its type, extracting the data, valuing the property independently and preparing the conclusion. The finished conclusion downloads as PDF and DOCX.
The confirmation step is not a formality. Our own calculation is built on those values, so a misread figure turns into a false finding about someone else's report.
What the conclusion contains
- The overall verdict: no discrepancies found, remarks present, or material discrepancies found
- Subject and scope of the check: how many positions were checked and how many findings were raised
- Findings at three levels: material, important, remark. Each one comes with advice on what to do
- Our estimated range and whether the report's final value falls inside it
- How we read the report: approaches applied, weights, the comparables table with adjustments
- What could not be checked and why
If there is not enough market data for the location, the comparison against our own calculation is skipped. This is stated explicitly in the conclusion: formalities and internal consistency are still checked in full.
Payment
A check costs $1 and is charged to your wallet balance.
Reading the file and recognising the document type are free. You are charged only when the check actually starts. If the document has no text layer (a scan) or the file does not look like an appraisal report, it is not accepted and nothing is charged.
Scans without a text layer are not supported yet. Upload the original PDF or DOCX.
Language of the conclusion
The conclusion is produced in Russian regardless of the cabinet language. Other languages are coming in the next version.
The conclusion is generated automatically and is informational. It is not a review of an appraisal report in the legal sense and does not replace the opinion of a licensed appraiser.
