What it is
Rent valuation shows how much a property can bring in per month. The calculation is based on live rental listings in the same city and district, and the result comes as a rate range rather than a single number.
The tool belongs to the valuation family together with property appraisal and appraisal report check. The switch between them sits at the top of the page.
Who needs it
- An owner checking whether the property is rented below market
- A broker quoting a rate backed by real listings
- An investor estimating yield before buying
- A seller showing a buyer that the property pays for itself
How to use it
Open the tool
AI Tools > Valuation, the Rent switch.
Pick a listing or fill in the fields
Data is filled in automatically from your published listings. If the property is not on the list, enter the type, country, city, district, area and number of rooms manually.
Add the optional figures
Current monthly rent is used to compare your price with the market. Sale price is only needed to calculate yield.
Press «Estimate rent»
The calculation takes up to a minute. The result is saved in the History tab.

Unlike sale value appraisal, rent is calculated for commercial units and land plots as well.
What the result shows
- Market rate per month and the range it falls into
- Rate per m² per month and the annual figure
- Gross yield, if you entered a sale price
- Number of listings used in the calculation and the confidence level: low, medium or high
- The listings the calculation is based on
- Your rate versus the market: below market, in line with the market, or above market
The rate is taken as the median per m² across the listings found, not as a city average. One expensive lot in the sample therefore does not pull the result up.
Some listings may be short-term rentals. Those rates are converted to a monthly figure with occupancy taken into account, and this is flagged in the result.
Hotels and properties with a room stock
A hotel is not rented by the square metre, it is operated. For hotels the result is presented as room revenue: rate per room per night, number of rooms and the assumed occupancy. If the number of rooms is not specified in the listing, it is derived from the area, roughly 35 m² per room including shared spaces.
Instead of gross yield, a hotel shows revenue to price.
If no listings are found
The rental market is thinner than the sale market: a small city or a narrow district may not have enough comparable offers. In that case try a larger city or a neighbouring district.

The valuation is indicative and relies on asking prices, not on closed deals. The actual rate depends on the condition of the property, furniture, season and contract terms.
